For homeowners looking to enjoy their property without the hassles and stress of year round maintenance, El Rey Villas is on hand to take care of everything and give you total peace of mind that your property is being well cared for.  We only offer our clients a fully inclusive premium management package, because anything else is simply not good enough.

Our property management service fee starts at 250 euros per month. Payments are to be made on a 6 monthly basis in advance.

All keys are kept in a secure safe and labelled only with a reference number for our internal use.

No. Our property management is also available year round to people not accepting holiday rentals.

Our unlimited call out service involves having a member of the team visit your property on request for a specific task, such as; letting a tradesman in, turning electricity fuses off/on, etc. 

El Rey Villas will check your letterbox (on or off site) to see if any mail has been delivered. Letters can be stored in our office, forwarded onto you & on request we can even open and scan letters to you should you require something urgently.

It´s as important to us that our property owners enjoy their stay, as much as our rental property guests. To help
ensure you get the most out of your visit we are happy to include our concierge service to our property management clients.
If you need help arranging an airport transfer, a relaxing boat cruise or even a personal chef El Rey Villas is on hand to assist.

For our property management clients, who prefer to manage their own holiday rentals, El Rey Villas will co-ordinate with you to welcome holiday guests to the property in person, show them around and help with check-out.

We can also help you meet your legal requirements by registering guests on your behalf with the Guardia Civil.

With El Rey Villas, you can:

You will need to apply for a free tourist license to accept short term vacation rentals in Spain, which we can help you obtain. It is also worth mentioning that people renting a property to tourists in Spain should have an energy performance certificate (EPC). It is also the responsibility of the owner of the property to ensure they have the relevant insurance cover.
That depends on you! During your initial free consultation we will ask how much involvement you would like. Some clients like to pre-approve all marketing &/or pricing schedules, others prefer to take a back seat.
That’s a tough one to answer. It depends on a number of things like the size and location of your property, the season and how flexible your booking policy is. Attractive tourist areas in the holiday season can expect high occupancy rates. Taking into account the relatively high rents in typical tourist resorts, the rental income may turn out to be very attractive.

It is recommended that an insurance policy is taken out for peace of mind, although a number of the booking websites we partner with often provide some cover, for example, the Airbnb Host Guarantee provides property damage protection of up to $1,000,000.

For an additional EUR 500 / year you also have the option to require a 10% security deposit for your listing. El Rey Villas will collect damage deposit payments from guests on your behalf, and capture photographs after every changeover, to ensure you have evidence of what condition the property was in when the guest arrived and its condition when they left.
