About our key holding service

Did you know Spanish law requires that someone in the country has a key to your property?

In addition to luxury holiday rental management, by popular request, El Rey is now also offering a key holding service to those with holiday homes in Andalucía.

We offer round-the-clock peace of mind no matter how far, or how long, you are away from your property. In addition to our year long care, the key holding service includes pre-arrival care to ensures everything is setup just as you like it before you arrive on each visit to your property. 

What Is Key Holding?

For owners leaving their property unoccupied for any duration of time a Key Holding Service is invaluable. Keys to your property will be securely stored in the El Rey Villas office. Should you have anyone visiting / staying / working at your property, we can ensure they have problem free access. Our Key holding package gives clients peace of mind whilst they are away with regular inspection visits & reports, property callouts, mail collection, and includes our unique pre-arrival care service.

Year long care includes:

  • 2 visits per month
  • Ad hoc checks after bad weather events
  • Post collection for off-site mailboxes
  • Visual inspections of exterior and interior
  • Security inspection of doors, windows, shutters and alarms
  • 24hr on call emergency access (flooding, burglary…)
  • Flush all toilets, run all taps and showers
  • Air the property
  • Water the plants
  • Make keys available to visiting guests, or tradesmen on request

Pre-arrival care includes:

  • Property clean before your visit *
  • Essentials shopping (bread, milk, toilet roll...) *
  • Furniture placed outside (where necessary)
  • Electricity, fridge and water switched on
  • For arrivals at night time, a light will be left on for safety

* Includes a maximum of 1 light housekeeping visit per quarter. Additional services can be provided on request.

With El Rey Villas, you can:

You will need to apply for a free tourist license to accept short term vacation rentals in Spain, which we can help you obtain. It is also worth mentioning that people renting a property to tourists in Spain should have an energy performance certificate (EPC). It is also the responsibility of the owner of the property to ensure they have the relevant insurance cover.
That depends on you! During your initial free consultation we will ask how much involvement you would like. Some clients like to pre-approve all marketing &/or pricing schedules, others prefer to take a back seat.
That’s a tough one to answer. It depends on a number of things like the size and location of your property, the season and how flexible your booking policy is. Attractive tourist areas in the holiday season can expect high occupancy rates. Taking into account the relatively high rents in typical tourist resorts, the rental income may turn out to be very attractive.

It is recommended that an insurance policy is taken out for peace of mind, although a number of the booking websites we partner with often provide some cover, for example, the Airbnb Host Guarantee provides property damage protection of up to $1,000,000.

For an additional EUR 500 / year you also have the option to require a 10% security deposit for your listing. El Rey Villas will collect damage deposit payments from guests on your behalf, and capture photographs after every changeover, to ensure you have evidence of what condition the property was in when the guest arrived and its condition when they left.
