How much does it cost to buy a luxury villa in Marbella?

Last updated: 2 July 2026 · By the El Rey Villas team

Luxury villas in Marbella and the wider Golden Triangle typically start at around €1.5 million and rise well above €10 million for larger, front-line or sea-view properties. Location is the dominant price driver: the Golden Mile and Puerto Banus command the highest values, while Benahavis and inland Estepona offer comparable quality at lower entry points. Budget an additional 8-13% on top of the purchase price for ITP, legal fees, notary and Land Registry costs.

Key facts

  • Entry-level luxury villas in the Golden Triangle typically start from around €1.5 million; larger or better-positioned properties regularly exceed €5 million and top-tier front-line estates reach €10 million and beyond.
  • Location is the single biggest price variable: the Golden Mile, Puerto Banus, and elevated sea-view positions above Marbella carry a significant premium over inland Benahavis or western Estepona for equivalent bedroom counts.
  • Budget roughly 8-13% of the purchase price on top of the agreed price to cover ITP (transfer tax), legal fees, notary costs, and Land Registry registration, this is the figure Kevin advises buyers to build into their calculations.
  • Non-resident buyers have specific Spanish tax obligations after purchase; a qualified local solicitor is the right first call before committing to anything.
  • The Golden Triangle is a seller’s market at the top end, well-priced properties with sea views and privacy move quickly, and serious buyers benefit from having a trusted local contact before they engage an estate agent.

What price range should I expect for a luxury villa in Marbella?

The honest answer is: wide. A three or four-bedroom villa in a good but not front-line position, perhaps on a quiet urbanisation above Estepona or in the hills behind Benahavis, might be found from €1.5 million to €3 million. Move to the Golden Mile, add panoramic sea views, a generous plot, and a south-facing pool, and you are firmly in the €4 million to €8 million range. The absolute top of the market, front-line estates, architectural landmarks, properties with direct Strait of Gibraltar sightlines, operates well above that. These are not arbitrary numbers. They reflect land scarcity, planning restrictions in the Sierra Blanca, and the consistent international demand that has made the Golden Triangle one of the most resilient luxury property markets in southern Europe.

Which areas of the Golden Triangle offer the best value when buying a villa?

Benahavis and inland Estepona tend to offer more square metres per euro than the Golden Mile or Puerto Banus for equivalent bedroom counts and build quality. Benahavis sits elevated above the coast, private, pine-forested, genuinely spectacular, and is considered the dining room of the Costa del Sol, yet its properties price below comparable coastal positions in Marbella. Western Estepona, with its Old Town charm and long sandy beaches, has attracted buyers who arrived a step ahead of the broader market. That said, value is relative to what you want from the property. If sea views and proximity to Puerto Banus matter to you, paying the Golden Mile premium is not irrational, the demand that makes it expensive also protects the investment.

What purchase costs should I budget for on top of the sale price?

Allow around 8-13% of the purchase price on top of the agreed figure. That covers ITP, Impuesto de Transmisiones Patrimoniales, the resale transfer tax in Andalucia, plus legal fees, notary costs, and Land Registry registration. On a €3 million villa, that is roughly €270,000 in transaction costs before you’ve bought a sun lounger. New-build properties are structured differently, with IVA (VAT) rather than ITP, so the calculation shifts, another reason to have a local solicitor involved early. None of these costs are negotiable at the notary table, which is why knowing them upfront is so much more useful than discovering them at the end.

What are the ongoing costs of owning a luxury villa in the Golden Triangle?

Annual running costs for a luxury villa, community fees, property tax (IBI), insurance, pool and garden maintenance, utilities, and general upkeep, typically run into the tens of thousands of euros per year. The exact figure depends heavily on the property size, whether it sits within a gated community with shared amenities, and how intensively it is maintained. Non-resident owners also carry Spanish tax obligations simply by virtue of owning a property in Spain; speak to a solicitor about those specific obligations before purchasing. One way many owners offset these costs is by renting the villa during the season, a well-managed, properly licensed property in the Golden Triangle can generate meaningful rental income against those annual outgoings.

Do I need a local solicitor to buy a property in Marbella?

Yes, and an independent one, not one recommended by the selling agent. Spain’s property purchase process involves contracts, NIE applications, due diligence on the property’s legal status, and tax compliance that are genuinely complex for a foreign buyer. A qualified local solicitor handles the searches, reviews the purchase contract, attends the notary, and manages the Land Registry registration. The cost is modest relative to the transaction. Cutting corners here is where buyers run into problems, title issues, undisclosed debts registered against the property, or licences that don’t match the actual build. We work with trusted local partners who can point you in the right direction before you commit to a viewing, let alone a price.

Is now a good time to buy a luxury villa in the Golden Triangle?

That is a question every buyer asks and no honest answer is a guarantee. What we can say from being based here is that the Golden Triangle, Marbella, Benahavis, and Estepona, has shown consistent demand from international buyers for decades, driven by climate, lifestyle, flight access from northern Europe, and a limited supply of well-positioned land. The area is not immune to broader market movements, but front-line properties and those with genuine sea views have historically held value better than almost anywhere else on Spain’s southern coast. The buyers who tend to regret their timing are those who waited for the perfect moment rather than finding the right property and the right legal team.

Isn’t buying a villa in Marbella just like buying property anywhere in Europe?

Not quite. The Spanish purchase process has specific stages, NIE number, private purchase contract (contrato de arras), notarial deed, Land Registry registration, that differ meaningfully from a UK or Scandinavian conveyance. The tax structure differs too: resale properties attract ITP rather than stamp duty, and the rates and application of taxes for non-residents have their own rules that a UK-based solicitor is not well placed to advise on. Add the layer of planning regulations specific to Andalucia, where extensions or pools added without full municipal licence can become the buyer’s problem, and you start to see why local legal support is not optional. The Golden Triangle is a mature, well-regulated market. That’s a good thing. But mature and complicated are not the same thing, and approaching the process without local guidance is where buyers create expensive problems for themselves.

Is this article relevant to where I am in the buying process?

If you are at the research stage, comparing areas, forming a budget, trying to understand what €3 million actually buys in Marbella versus Benahavis versus Estepona, then yes, this is the right starting point. If you have already identified a specific property and are close to making an offer, you are past the point this article covers and need a solicitor and a surveyor rather than general pricing context. If you are somewhere in between, drawn to the Golden Triangle, broadly clear on budget, but not yet sure which area fits your life or what the full cost of ownership looks like, we are a useful first conversation. We are not estate agents; we do not earn a commission from the sale. We are a family-owned team based here who know the market, know the areas, and can introduce you to trusted professionals before you engage with anyone who has a financial stake in your decision.

You will need to apply for a free tourist license to accept short term vacation rentals in Spain, which we can help you obtain. It is also worth mentioning that people renting a property to tourists in Spain should have an energy performance certificate (EPC). It is also the responsibility of the owner of the property to ensure they have the relevant insurance cover.
That depends on you! During your initial free consultation we will ask how much involvement you would like. Some clients like to pre-approve all marketing &/or pricing schedules, others prefer to take a back seat.
That’s a tough one to answer. It depends on a number of things like the size and location of your property, the season and how flexible your booking policy is. Attractive tourist areas in the holiday season can expect high occupancy rates. Taking into account the relatively high rents in typical tourist resorts, the rental income may turn out to be very attractive.

It is recommended that an insurance policy is taken out for peace of mind, although a number of the booking websites we partner with often provide some cover, for example, the Airbnb Host Guarantee provides property damage protection of up to $1,000,000.

For an additional EUR 500 / year you also have the option to require a 10% security deposit for your listing. El Rey Villas will collect damage deposit payments from guests on your behalf, and capture photographs after every changeover, to ensure you have evidence of what condition the property was in when the guest arrived and its condition when they left.

If this is a service you require we would be happy to discuss it further during your initial consultation.
