Estepona’s coastline and Old Town have attracted serious buyer interest as the area has matured. Each has a distinct character; the right choice depends on what you actually want from the property.

Why do serious buyers keep looking at Benahavis?

Benahavis is what happens when you want more, more land, more privacy, more mountain. It sits inland above the coast, tucked into pine-forested valleys, and has long been called the dining room of the Costa del Sol for the concentration of restaurants along its gorge road. Properties here tend to sit on larger plots than their Marbella equivalents, with layered views combining mountain and a distant ribbon of Mediterranean. The golf is world-class, La Quinta, Marbella Club Golf, and half a dozen more courses within a short drive. Entry prices for comparable bedroom counts run below the Golden Mile, which is why buyers who have researched the area properly tend to look here once they’ve seen what their budget actually buys. That said, the very best Benahavis positions are not cheap, they’re just better value.

Has Estepona genuinely improved as a buyer location?

Yes, and the change over recent years is visible the moment you walk the Old Town. The flower-lined streets, the restored plaza, the improved marina and beach promenades have given Estepona a charm it was always close to having but hadn’t quite delivered. It’s authentically Andalucian in a way the busier parts of Marbella sometimes aren’t. The beaches here are the longest sandy stretches in the Golden Triangle, and the pace of life runs noticeably slower. For buyers, that translates into value, properties on Estepona’s coastline and in the hills behind it still price below Marbella for comparable spec, while benefiting from the same motorway access and improving infrastructure. Buyers treating Estepona as the affordable fallback are often surprised by what they find when they actually look.

Does location within the Golden Triangle affect rental income potential?

It does, though not always in the way buyers expect. Marbella and Puerto Banus proximity drives strong summer rental demand and justifies higher nightly rates, a well-positioned villa on or near the Golden Mile earns more per week in July and August than an equivalent property further inland. Benahavis delivers excellent rental appeal to a different guest: golf groups, families after privacy, multi-generational gatherings that need space and quiet. If you’re buying primarily as an investment and want maximum rental income, proximity to Marbella’s social infrastructure earns its premium. If you’re buying for personal use, or for a combination of personal use and selective rental income, the quieter positions in Benahavis or western Estepona often deliver a better day-to-day ownership experience. Benahavis properties on large private plots with mountain and sea views, Estepona villas within walking distance of Blue Flag beaches, these are not consolation prizes. They are different products, often at materially different prices, with their own strong rental demand. The buyers we see make the best decisions are the ones who spend time in all three areas before committing. The Golden Mile will always be the Golden Mile. You will need to apply for a free tourist license to accept short term vacation rentals in Spain, which we can help you obtain. It is also worth mentioning that people renting a property to tourists in Spain should have an energy performance certificate (EPC). It is also the responsibility of the owner of the property to ensure they have the relevant insurance cover.
That depends on you! During your initial free consultation we will ask how much involvement you would like. Some clients like to pre-approve all marketing &/or pricing schedules, others prefer to take a back seat.
That’s a tough one to answer. It depends on a number of things like the size and location of your property, the season and how flexible your booking policy is. Attractive tourist areas in the holiday season can expect high occupancy rates. Taking into account the relatively high rents in typical tourist resorts, the rental income may turn out to be very attractive.

It is recommended that an insurance policy is taken out for peace of mind, although a number of the booking websites we partner with often provide some cover, for example, the Airbnb Host Guarantee provides property damage protection of up to $1,000,000.

For an additional EUR 500 / year you also have the option to require a 10% security deposit for your listing. El Rey Villas will collect damage deposit payments from guests on your behalf, and capture photographs after every changeover, to ensure you have evidence of what condition the property was in when the guest arrived and its condition when they left.
